Role Overview

We are seeking an experienced SAP RE-FX Consultant with strong domain knowledge in airport commercial operations, lease management, concessionaire billing, rental contracts, and space management. The consultant will support endtoend functional design, configuration, and integration of SAP REFX for airport terminals, retail areas, lounges, dutyfree, hangars, parking facilities, warehouses, and airline/tenant contracts.

The ideal candidate must have handson experience integrating RE-FX with SAP FI, SAP CO, SAP MM, SAP PM, SAP BRIM, and external airport commercial systems.

Key Responsibilities

1. Real Estate & Lease Contract Management

• Configure and manage real estate objects such as:
• Airport terminals
• Retail shops / Dutyfree units
• Office spaces
• Hangars and maintenance bays
• Parking spaces
• Warehouses & logistics areas
• Create and maintain lease contracts, rental agreements, concessionaire contracts, and license agreements.
• Support complex contract types including:
• Fixed rent
• Revenueshare rent
• Minimum guarantee + percentage rent
• Shortterm and longterm leases
• Handle contract workflows, renewals, expiries, extensions, and termination processes.

2. Rental Calculation & Billing

• Configure rent calculation rules including:
• Area-based billing
• Consumption-based billing (utilities, energy usage)
• Revenuebased concession fees
• Step-up / step-down pricing models
• Support rent adjustment processes (CPI, market index, annual escalations).
• Ensure integration of rental invoices with:
• SAP FI-AR
• SAP CO
• SAP BRIM (optional)

3. Master Data & Space Management

• Manage data for:
• Business partners
• Real estate objects (buildings, rental units, parcels)
• Airport retail and terminal spaces
• Support space optimization reporting for terminals and commercial zones.
• Map airport zones, areas, and rentable spaces in REFX.

4. Aviation Commercial Use Cases

• Implement business processes specific to airports:
• Retail concession agreements
• Duty-free billing
• Lounges & airline office rentals
• Airline operational area leases (counters, gates, stands)
• Warehouse/logistics rentals
• Advertising spaces and digital media screens
• Set up Minimum Annual Guarantee (MAG) + revenue-share models.
• Integration with:
• AODB (Airport Operational Database)
• Concessionaire sales submission portals
• Utilities metering systems
• Facility/maintenance systems for service charges

5. Integration & Finance

• Integrate REFX with:
• SAP FI/CO for financial postings
• SAP PM for maintenance-linked leasing
• SAP MM for vendor and service procurement
• SAP BRIM for advanced billing scenarios
• External sales reporting systems for revenueshare billing
• Configure cash flow management, account assignment, and cost distribution.

6. Testing, Documentation & Support

• Conduct:
• Functional testing
• UAT with business users
• Endtoend integration testing
• Prepare:
• FS (Functional Specs)
• Configuration documents
• Process design documents
• Test scripts & user guides
• Provide training and KT to business teams.

Required Skills

• Strong handson expertise in SAP RE-FX endtoend.
• Experience implementing RE-FX in:
• Aviation
• Airport authorities
• Real estate & property management
• Retail or concession management
• Strong knowledge of:
• IFRS 16 / IFRS compliance
• Lease valuation & financial posting
• Real estate contract models
• Settlement, accruals & revenue postings
• Experience with complex rent calculation formulas.
• Strong financial knowledge (FI/CO integration).

Preferred Skills

• Knowledge of BRIM for revenue billing.
• Experience integrating REFX with AODB and concessionaire systems.
• Experience working with airport operators, dutyfree operators, or commercial real estate companies.
• Knowledge of KSA regulatory, financial, and compliance frameworks.
