Role Title: Chief Operating Officer Real Estate

Location: Jaipur, Rajasthan

Reporting To: Founder

Role Objective

To lead end-to-end development operations across land acquisition, approvals, construction, sales coordination, and delivery while institutionalizing systems for scalable growth in the Jaipur market.

Key Responsibilities

1. End-to-End Project Execution

- Oversee full lifecycle: land acquisition master planning statutory approvals construction sales coordination handover

- Drive milestone-based execution and delivery discipline

- Ensure cost control and strict budget adherence

- Implement professional PMO and reporting systems

2. Regulatory & Government Approvals (Jaipur Region Focus)

- Deep working knowledge of Jaipur Development Authority (JDA) processes

- Experience handling approvals from:

- JDA (layout approvals, building plan sanctions, land use conversion)

- Rajasthan Housing Board (if applicable)

- RIICO (for industrial/commercial land, where relevant)

- Local municipal bodies

- Fire Department NOCs

- Pollution Control Board clearances

- RERA compliance and filings

- Strong liaison capability while maintaining regulatory discipline

3. Township & Large-Scale Development Leadership

- Experience delivering integrated townships, plotted developments, mixed-use, or hospitality-linked projects

- Coordinate architects, consultants, contractors, and government authorities

- Manage large contractor and vendor ecosystems

4. Financial & Commercial Control

- Work closely with CFO on project-level IRR, budgeting, and cash flow management

- Vendor negotiations and contract structuring

- Procurement systems and cost benchmarking

5. Sales & Marketing Integration

- Work closely with Sales & Marketing teams to align construction milestones with launch strategy

- Coordinate inventory planning, phase launches, and pricing strategy

- Monitor channel partner ecosystem and sales performance

- Ensure seamless handover and customer satisfaction

6. Organizational Build-Out

- Build strong internal project and operations teams

- Introduce SOPs, dashboards, MIS, and governance frameworks

- Develop second-line leadership for future expansion

Candidate Profile

- 1525 years of real estate development experience

- Strong track record of delivering large residential or township-scale projects

- Demonstrated experience working with JDA and Rajasthan regulatory ecosystem

- Strong commercial acumen and cost control discipline

- Leadership capability to scale multiple concurrent projects
