BD - Redevelopment (Mumbai)

Roles & Responsibilities :

1. Land/Project Acquisition: Identify and evaluate land parcels across Mumbai for development under various structures such a joint ventures, outright or development management model.
2. Doing site visits.
3. Analyzing locations (existing access road, DP road, frontage, view, projects around the subject land, pricing, sales velocity etc.).
4. Financial modelling: Preparing financial models (projections) of the project going, along with justified assumptions.
5. Having understanding of DCPR 2034 and UDCPR.
6. Facilitating Due diligences such as financial, technical & legal along with valuations.
7. Coordinating with Liaisoning team for approvals and FSI related workings and understandings.
8. Coordinating with internal Legal team and external legal consultant for preparing definitive documents.
9. Qualitative experience in Financial Planning & Modelling, Analytics, Deal Parameters, Preparing of Term Sheet, Dealing with International Investor, Land Acquisition and closely working with Promoters and Partners.
10. A keen analyst with exceptional communication, negotiation and relationship management skills and abilities in liaising with Banks, Financial Institutions, International Financial Institutions, International Property Consultants, Legal Firms, Government Valuers and other external agencies.
11. Builds market position by locating, developing, defining, negotiating, and closing business relationships.
12. Spearhead the redevelopment process, including tender submission, project feasibility, design planning, negotiation of terms.
13. Play a pivotal role in the meticulous bidding process from preparing EoI to final resolution plan of Land Parcels under insolvency.
