Role Description

This is a full-time, on-site Title Curative role. The Title Curative professional will be responsible for reviewing and analyzing title documents, clearing title issues, coordinating with escrow officers, and liaising with clients to resolve title-related matters efficiently.

Key Responsibilities

• Review Title Commitments, Title Reports, and Abstracts to identify title defects and requirements.
• Analyze issues such as breaks in chain of title, unreleased mortgages, judgments, tax liens, HOA liens, and easements.
• Ensure all title requirements are satisfied before closing.
• Verify property ownership, legal descriptions, and vesting information.
• Identify and research open liens, judgments, and encumbrances affecting the property.
• Contact lenders, courts, tax authorities, and municipalities to obtain payoff statements and lien release documentation.
• Coordinate with payoff departments to process lien satisfaction.
• Track and ensure recording of lien releases and satisfactions.
• Investigate and resolve title defects and curative issues such as:
• Missing assignments
• Deceased owners / probate issues
• Name variations
• Prepare or coordinate preparation of corrective documents, affidavits, and indemnities.
• Work with attorneys, title agents, and underwriters to resolve complex title issues.
