Job Description
- Role Objective
The Planning Manager is responsible for end-to-end planning, scheduling, monitoring, and control of residential housing projects executed directly by the Developer, ensuring on-time possession, statutory compliance, controlled cash flow, and disciplined execution across all towers and phases.
- Key Responsibilities
1. Master Planning & Scheduling
- Prepare and maintain the Master Project Schedule covering:
- Design finalisation
- Authority approvals
- Construction (basement to finishing)
- External development works
- Testing, commissioning, and possession
- Develop tower-wise and floor-wise execution schedules aligned with possession targets.
- Define construction sequencing and cycle times for structure, finishing, and services.
- Establish baseline programmes and control logic.
2. Execution Monitoring & Control
- Track daily, weekly, and monthly progress across all buildings.
- Monitor critical path activities, identify slippages, and implement corrective actions.
- Enforce look-ahead planning (2-week / 4-week / 3-month).
- Ensure planned vs actual analysis for structure, finishes, and MEP works.
3. Statutory & Approval Planning
- Integrate timelines for:
- Local authority approvals
- Fire, environmental, utilities, and OC
- Maintain an approval-to-possession tracker.
- Flag risks impacting OC, handover, and possession milestones.
4. Resource & Productivity Planning
- Plan and monitor:
- Labour deployment
- Equipment utilisation
- Material flow
- Define and track productivity norms (structure cycle, finishing rates, MEP progress).
- Support site teams in manpower and subcontractor planning.
5. Cash Flow & Billing Alignment
- Prepare construction-linked cash flow forecasts.
- Align execution milestones with billing and collection plans.
- Monitor forecast vs actual cash inflows/outflows and flag deviations.
6. Risk, Delay & Recovery Planning
- Identify schedule risks due to:
- Design changes
- Approval delays
- Resource constraints
- Prepare recovery and catch-up programmes.
- Maintain planning records for internal decision-making and contractual control.
7. Reporting & MIS (Developer-Centric)
- Prepare management dashboards, including:
- Tower-wise progress
- Possession readiness status
- Risk & constraint register
- Recovery actions
- Present planning status in internal reviews with senior management.
Key Skills & Competencies
- Technical
- Advanced hands-on experience in Primavera P6 / MS Project
- Strong understanding of residential housing construction methodology
- Knowledge of finishing, services integration, and handover sequencing
- High proficiency in Advance Excel-based MIS and PowerPoint reporting
Functional
- Strong control mindset with execution focus
- Ability to drive discipline in site teams
- Sharp analytical and decision-support skills
Qualifications
- Diploma or B.E. / B.Tech in Civil Engineering
- Planning certification (Primavera / PMP preferred)
Experience
- 1015 years of total experience
- Experience on high-rise / multi-tower housing projects preferred
