Job Description - Property Manager 1. Overall Property Management Operations. 2. Building procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems. 3. Preventive and planned maintenance activity are done on time, in such a way to minimize maintenance, repair and replacement cost - together with minimizing the risk of building operations. 4. Maintain all the facility related activity in line with all internal management system, 5. Annual maintenance tracking and coordination with AMC service provider. 6. Report generation and preparation of presentation needed related on facility activities. 7. Identification of service provider based on the client requirement. 8. Training the internal team 9. Monitor day-to-day activities pertaining to JLL scope of work through defined reports, reviews, walk around schedules and interaction with employees & client. 10. Support client during specified duties and develop an effective work plan to ensure the safety. 11. Provide productive feedback to employees on their individual performance and client expectations. 12. Ensure compliance of all statutory requirements laid down by the Governing authorities relating to utilities Electrical mechanical installations according to the agreed scope of work. 13. Ensure compliance of all statutory requirements under various labor legislations. Ensure discipline in all respects with regard to - site related uniforms, ID cards, personal grooming of employees, attendance, behavioral aspects etc. 14. Ensuring working environment through informal and scheduled interaction with employees, leading to better interpersonal relationship among the workforce. 15. To make certain that new employees are inducted properly, and they have clearly understood their roles and responsibilities. 16. Maintaining agreed headcount at any given point of time. Recruit manpower through local sources and seek support from Central HR for specific requirements. 17. To continuously improve customer relationship through informal and scheduled meetings. 18. Prompt response to achieve zero Client complaints or to demonstrate reducing trend of complaints. 19. Ensuring daily walk around schedules are completed as per plan. 20. Ensuring reports are generated, reviewed and circulated as per report matrix. 21. To ensure reviews are conducted - internally and with client representatives as per plan. In case of delay in resolution of any. 22. Concern that may affect client business; the matter should be escalated to appropriate personnel internally and with client. 23. Monitor performance Parameters closely, develop and supervise suitable action plan should there be any deviation. 24. Ensuring accurate invoices are raised, collection of dues and vendor payments are made on time. Limitations 1. PM will not decide on manpower consolidation/rate changes, without notification and approval from client and JLL line manager. 2. Any minor project, emergency expense beyond 2,000 INR to be routed through the Operations Manager, then only it should be further progressed. 3. In prior to expiry of any statutory license renewal, / annual inspection etc. of the existing document. PM can get it done through direct or through external agency with proper consent of client 4. All planned leave information should inform to client and approved from line manager. 5. Prepare annual budget and submit for approval. 6. Identifying risk pertaining to operations with Updation of risk register in place with way forward solutions.
