Job Purpose:

To ensure the smooth operation, maintenance, and upkeep of all MEP services (Mechanical, Electrical, Plumbing, Fire Fighting, HVAC, STP/WTP systems) within the residential premises by managing a team of technicians and coordinating with service vendors.

Key Responsibilities:

1. Operations & Maintenance

• Monitor and maintain all MEP systems, including:

  Electrical panels, transformers, DG sets, UPS systems.

  HVAC systems (chillers, AHUs, split/VRV units).

  Plumbing systems, pumps, valves, and pipelines.

  Fire-fighting equipment and hydrant systems.

  STP/WTP and water distribution systems.

• Conduct routine inspections and preventive maintenance as per schedule.

• Ensure zero downtime of critical equipment through timely action.

• Maintain proper logs of operations, breakdowns, and consumptions (electricity, water, diesel, etc.).

2. Technical Supervision

• Supervise and guide the team of electricians, plumbers, and HVAC technicians.

• Attend to breakdown complaints and ensure quick rectification.

• Verify maintenance work quality and adherence to standards.

• Coordinate with OEMs/vendors for service support when required.

3. Compliance & Safety

• Ensure all MEP systems comply with safety, environmental, and statutory norms.

• Conduct periodic safety checks for fire systems and emergency equipment.

• Maintain records for DG, Lift, Fire Pump, and STP operations for audit purposes.

4. Documentation & Reporting

• Prepare daily shift reports and update maintenance registers/logs.

• Record breakdown analysis and corrective actions.

• Support facility audits and technical inspections.

5. Coordination & Communication

• Coordinate with residents and management for resolving technical complaints.

• Liaise with facility managers, housekeeping, and security for smooth operations.

• Participate in energy-saving and sustainability initiatives.
