Job Summary
We are seeking a dynamic and experienced professional to lead retail real estate expansion and leasing across India. The ideal candidate will have a strong background in identifying, evaluating, and securing premium and luxury retail properties while managing end-to-end leasing processes. This role will focus on business development, market expansion, and strategic partnerships with mall developers, property owners, and internal stakeholders to drive the rollout of high-quality retail spaces aligned with the company’s brand positioning and growth strategy.
Key Responsibilities
Retail Expansion & Leasing
- Identify, evaluate, and secure retail properties aligned with brand positioning, customer profile, and expansion strategy.
- Build and maintain strong relationships with mall developers, landlords, and IPCs to secure prime locations.
- Drive business development activities including property scouting, site evaluations, and feasibility studies.
- Prepare and deliver brand decks, pitch presentations, and expansion proposals for internal and external stakeholders.
- Lead lease negotiations with landlords including commercials, revenue share models, and long-term agreements.
- Oversee execution of documentation including LOIs, LLAs, and fee agreements while coordinating with legal, finance, and procurement for internal approvals.
- Manage leasing waterfalls, ensuring alignment with CAPEX budgets and long-term retail growth plans.
Market Intelligence & Strategy
- Conduct market research and competitive benchmarking to identify upcoming opportunities across lifestyle, premium, and luxury retail categories.
- Track industry trends, mall pipelines, and competitor expansion strategies.
- Recommend new markets and locations based on consumer demographics, footfall, and catchment analysis.
- Provide regular insights to leadership on real estate performance, occupancy costs, and ROI.
Stakeholder Management
- Act as a single point of contact (SPOC) for real estate expansion across India.
- Build collaborative relationships with senior leadership, cross-functional teams, IPCs, and mall developers.
- Partner with internal functions (legal, finance, strategy, and brand teams) to drive seamless execution of leasing activities.
- Provide timely updates on leasing pipelines, negotiations, and closure timelines to senior management.
Requirements
- Education: B.E./B.Com/MBA with specialization Marketing or Business Development.
- Experience: 10+ years of proven experience in retail real estate business development, leasing, and expansion, preferably with lifestyle, premium, or luxury brands.
- Skills:
- Strong expertise in business development, leasing negotiations, and landlord management.
- Excellent networking and relationship-building skills with mall developers, property owners, and IPCs.
- Ability to evaluate financial models, occupancy costs, and ROI.
- Strong commercial acumen and understanding of real estate contracts .
- Industries: Retail, real estate, e-commerce, or consumer brands.
