Senior Architect

Job Title: Senior Architect Residential Projects

Location: Bangalore

Role Purpose

The Senior Architect will lead the design development and delivery of high-quality residential tower projects. The role focuses on ensuring design excellence, process rigor, compliance, and team capability while aligning all outcomes with Total Environments philosophy of thoughtful, personalized, and design-driven homes.

Areas of Accountability

1. Quality Assurance

• Design and implement robust QA systems and checklists for residential tower projects.
• Establish standards to ensure consistent, high-quality design documentation and execution.
• Drive error-free, coordinated drawing outputs across disciplines.

2. Process Development

• Design and implement structured processes for planning, communication, reporting, and performance tracking.
• Improve cross-functional coordination between Architecture, Interiors, Structure, MEP, and Execution teams.
• Establish periodic design review mechanisms.

3. Knowledge Management

• Develop and standardize design guidelines for residential projects.
• Build and maintain:
• Standard detail libraries
• Master data for materials and interior elements
• Knowledge bank for codes, regulations, and sanction requirements
• Institutionalize best practices across projects.

4. Team Leadership & Development

• Hire individuals with competence, commitment, and strong values.
• Ensure right talent allocation across projects.
• Mentor and train team members to enhance technical capability and design sensitivity.
• Drive a culture of ownership, accountability, and excellence.

Key Deliverables

1. Problem Statement Definition

• Collaborate with the HOD to understand vision, mission, business objectives, and project-specific goals.
• Clearly define the design Problem Statement for residential tower developments.

2. Design Development

• Work with Design Principals to develop and present design concepts.
• Lead design reviews and approvals.
• Select and specify finishes, furniture, lighting, and materials aligned with project intent.

3. Compliance

• Ensure adherence to:
• Local construction codes
• Sanction regulations
• Internal design standards and guidelines

4. Design Documentation

• Deliver comprehensive design documentation including:
• Drawings (GFC level)
• Schedules
• Specifications
• Interior detailing

5. Bill of Quantities (BoQ)

• Collaborate with the Estimation Team to ensure detailed and accurate BoQs.
• Minimize cost variations through documentation precision.

6. Site Supervision

• Oversee execution of:
• Tower exteriors
• Interior works
• Site development works
• Coordinate with contractors and consultants to ensure design intent is maintained.

7. Ongoing Support

• Provide post-delivery design support to Operations and Projects teams.
• Assist in resolving design and execution-related challenges.

Qualification & Experience

• Bachelors / Masters in Architecture (B.Arch / M.Arch)
• 1015+ years of experience in residential tower projects
• Strong expertise in design development, detailing, and execution coordination
• Proven leadership experience managing teams and large-scale projects
