Architect (Laisoning) - PMC
We are seeking a skilled and detail-oriented Architect/ Architectural Assistant with experience in Liasoning and Building Regulatory to join our PMC team. The ideal candidate will have 4 to 6 years of experience in review and preparation of statutory approvals drawings and documents pertaining to Mumbai Metropolitan Region MMR region (island city and suburbs). Should have a strong proficiency in statutory drawing review, a keen eye for detail, and advanced knowledge of building codes and statutory compliance. This role involves collaborating with clients, design teams, and consultants to deliver high-quality architectural solutions while ensuring full compliance with regulatory requirements.

Education and Qualifications
- Bachelors or masters degree in architecture or engineering preferred
- 6-10 years of experience in laisoning and regulatory works architecture, with a strong background in statutory drawing review and design oversight.
- Proficiency in architectural design software (e.g., AutoCAD, AutoDCR).
- In-depth knowledge of local building codes, zoning regulations, and statutory compliance.
- Attention to detail and ability to identify discrepancies in design and documentation.
- Strong problem-solving skills and the ability to work independently as well as part of a collaborative team.
- Excellent communication skills, both verbal and written.
- Ability to manage multiple tasks, prioritize work, and meet deadlines.
Technical Skills
- Experience in large-scale slum and renewal redevelopment projects under DCPR 2034 33(7), 33(9) and 33(10) project across commercial, residential, or mixed-use sectors.
- Project feasibility in terms of FSI and TDR
- Should have a strong proficiency in statutory drawing review, a keen eye for detail, and advanced knowledge of building codes and statutory compliance
Responsibilities
- Review and interpret DCPR 2034, SRA regulations, and other applicable development control norms.
- Analyze and apply relevant Government Resolutions (GRs), notifications, and circulars issued by urban local bodies and authorities (e.g., MCGM, SRA, MMRDA).
- Conduct detailed review of statutory approval drawings for compliance with SRA submission processes and timelines.
- Ensure all design submissions meet zoning laws, FSI utilization, TDR integration, rehabilitation components, and planning authority guidelines.
- Coordinate with various statutory bodies for online and offline submissions (AutoDCR, e-approvals, etc.) and manage the approval workflow.
- Liaise with officials from SRA, BMC, MHADA, MMRDA, and other agencies for clarifications, site inspections, and project-related discussions.
- Track and maintain an updated database of changes in development regulations, policy frameworks, and circulars that impact project feasibility and compliance.
- Prepare area statements, FSI/BUA calculations, and support in feasibility analysis of proposed projects.
- Draft and compile compliance reports, liasoning notes, and assist in the preparation of presentation drawings for authority meetings.
- Participate in interdisciplinary coordination to ensure statutory compliance is integrated across architecture, structural, and services drawings.
- Assist in managing the approval timeline, ensuring proactive follow-up to avoid project delays.
- Attend and support meetings with government authorities, clients, and consultants to resolve issues related to planning, approvals, and compliance.
