Role: Regional Sales Head Primary Sales (South Zone) Company: Coldwell Banker - South India

Location: Bengaluru / Chennai / Tamilnadu / Kerala / Goa / Pondicherry (Regional Hub)

The Mission

At Coldwell Banker South India, we dont just list properties; we command them. We are looking for a Regional Sales Head to lead our Primary Sales mandate business across the South Zone. This role is designed for a powerhouse professional who has mastered the "Mandate Model"taking a project from the initial pitch to the final handover, treating every developers site as an exclusive end-to-end business ecosystem.

Key Responsibilities


1. Mandate Acquisition & Business Development

  • Hunt & Win: Identify and secure exclusive sales mandates from Tier-A and Tier-B developers across South India.
  • The Pitch: Create and deliver compelling "Mandate Pitches" that demonstrate how Coldwell Banker will outperform internal sales teams through superior strategy, technology, and reach.
  • Feasibility & Advisory: Conduct market research to advise developers on product mix, pricing strategies, and unit configurations before the project even hits the ground.

2. Strategic Marketing & Lead Generation

  • Go-To-Market (GTM): Design and execute hyper-local marketing campaigns (digital and offline) tailored to the specific project persona.
  • Agency Management: Oversee creative and performance marketing agencies to ensure the "Cost per Qualified Lead" stays lean and the "Intent to Buy" stays high.


3. Sales Operations & Team Leadership

  • The Engine: Build and lead a high-performance team of Primary Sales Specialists, Pre-Sales experts, and Site Managers.
  • Closing Culture: Maintain a relentless focus on conversion ratiosfrom site visit to booking. You aren't just managing CRM data; you're driving the momentum on the floor.
  • Channel Partner (CP) Management: Leverage the existing Coldwell Banker network and external CP ecosystems to amplify project reach.

4. Post-Sales & Handover

  • The Last Mile: Manage the transition from booking to allotment, documentation, and the final handover process, ensuring a seamless customer experience that protects the developers brand.


Who You Are (Qualifications)
  • The Pedigree: 1215 years of experience in Real Estate Sales, with at least 5+ years specifically in managing Exclusive Mandate Projects (Experience with similar mandate-heavy organizations is highly preferred).
  • The Network: You have a "Rolodex" of key developers in the South Zone and can get a seat at the table with decision-makers.
  • The Mindset: You treat the mandate business like a P&L owner. You understand that "Exclusive" means "Accountable."
  • Tech-Savy: Deep familiarity with CRM workflows, lead attribution models, and performance marketing metrics.
