Purchase Manager


The Purchase Manager will be responsible for managing end-to-end procurement activities for real estate projects, including sourcing, vendor management, negotiations, cost optimization, and timely availability of materials and services. This role plays a critical part in ensuring project timelines, cost control, and quality standards are met across multiple residential and commercial developments.

About the Role


  • Plan, source, and procure construction materials, MEP items, finishes, services, and contracts in line with project requirements and budgets.
  • Identify, evaluate, and develop reliable vendors and suppliers for civil, MEP, finishing, interiors, and allied construction works.
  • Lead price negotiations, rate finalization, annual rate contracts (ARC), and payment terms to ensure cost efficiency.
  • Prepare and issue purchase orders (POs) and work orders (WOs) after obtaining necessary approvals.
  • Coordinate closely with project managers, site engineers, and planning teams to align procurement schedules with execution timelines.
  • Monitor material delivery schedules, quality compliance, and vendor performance at site.
  • Implement cost optimization and value engineering initiatives without compromising quality or specifications.
  • Maintain accurate procurement MIS, vendor databases, budget tracking, and utilization reports.
  • Coordinate with accounts for invoice processing, payment follow-ups, and vendor reconciliation.
  • Ensure compliance with company procurement policies, audit requirements, and documentation standards.
  • Resolve procurement-related issues, shortages, or delays to avoid site disruption.


About You


  • Minimum Qualification: B.Com / Supply Chain Management / MBA (Operations / SCM preferred)
  • Minimum Experience: 6 10 years in procurement for real estate or construction projects
  • Industry Requirement: Mandatory experience in real estate / construction procurement
  • Software Knowledge: MS Excel, ERP systems, Tally (added advantage), procurement tools
  • Key Skills: Vendor negotiation, cost control, planning, coordination, analytical and problem-solving skills
  • Communication: Strong communication skills in English, Hindi, and Gujarati
