About the Company:
Homesly Group is a UK-based hospitality and property investment company specialising in the acquisition, setup, and operation of hotels and serviced accommodation. We acquire hotel and property assets, complete legal, regulatory, and operational due diligence, and proceed with acquisitions only where the business case and long-term viability are clearly established. Our India team supports the UK acquisition pipeline by conducting in-depth research, documentation review, and operational assessments before investment decisions are made.
Role Overview:
We are seeking a Property-Level Due Diligence Executive to support hotel and real-estate acquisitions by conducting detailed property, documentation, and operational reviews. This role is critical in determining whether a property is suitable for acquisition from a legal, operational, and commercial standpoint. You will work closely with acquisition managers, finance teams, and legal advisors to identify risks, gaps, and operational considerations before any acquisition proceeds.
Key Responsibilities:
Conduct detailed property-level due diligence for hotel and serviced accommodation acquisitions
Review and analyse property ownership documents, lease agreements, licences, permits, and regulatory approvals
Identify gaps, inconsistencies, or red flags in property documentation and flag them for legal review
Assess whether properties meet basic operational and regulatory requirements for hotel or serviced accommodation use
Review property layouts, size, access, utilities, and usage restrictions to assess operational feasibility
Support feasibility analysis by evaluating whether the property can be commercially operated as intended Coordinate with finance teams to align property findings with financial assumptions
Liaise with legal advisors and acquisition managers to follow up on missing or unclear documentation
Prepare structured property due diligence summaries and reports for management decision-making
Maintain organised acquisition files, property documentation trackers, and risk logs
Track progress of ongoing acquisitions, including outstanding actions and approvals
Support post-acquisition handover of property documentation to operations and compliance teams
Skills & Competencies:
Strong research and documentation review skills
Ability to understand and summarise property-related legal and operational information
High attention to detail and risk awareness
Clear written communication and reporting ability
Comfortable managing multiple properties or files in parallel Eligibility Criteria
Minimum 2 years of experience in property research, real estate support, or acquisition-related roles
Familiarity with property documents such as leases, ownership records, and compliance certificates
Basic understanding of real estate or hospitality operations
Legal or compliance exposure is a strong advantage
Ability to work independently in a remote environment and coordinate with UK based teams
