Job Description: Property Management

Position Title: Property Manager

Job Summary

Conduct comprehensive site inspections, safety assessments, and vendor management for a land parcel development project in Pune. Ensure compliance with safety standards, monitor ongoing activities, and provide strategic risk mitigation solutions.

Key Responsibilities

1. Site Inspection and Monitoring

  • Conduct bi-weekly site visits (2 visits per week minimum)

  • Perform comprehensive boundary wall inspection covering entire land perimeter

  • Document and photograph all ongoing activities including:

    • De-vegetation operations

    • Fogging activities

    • Pest control measures

    • Snake treatment procedures

    • Housekeeping operations

    • Pinking activities (marking/surveying)

2. Safety Management

  • Conduct mandatory safety briefings for all ground staff and vendor supervisors

  • Establish and maintain safety checkpoints throughout the site

  • Ensure compliance with occupational health and safety standards

  • Monitor PPE usage and safety protocol adherence

  • Brief vendors on safety requirements during each visit

3. Risk Assessment and Mitigation

  • Identify, document, and assess all potential risks during inspections

  • Prepare comprehensive risk assessment reports with detailed analysis

  • Develop and recommend risk elimination strategies and solutions

  • Coordinate emergency response procedures when required

4. Vendor Management

  • Monitor and verify vendor attendance and performance

  • Supervise vendor activities and ensure contractual compliance

  • Conduct site measurements and quality checks

  • Evaluate vendor performance against established KPIs

5. Market Research and Procurement Support

  • Conduct market studies for identifying qualified vendors

  • Research competitive vendors for specialized risk mitigation work

  • Prepare vendor comparison reports and recommendations

  • Support procurement processes for additional vendor requirements

6. Documentation and Reporting

  • Maintain detailed inspection logs and photographic evidence

  • Prepare weekly and monthly progress reports

  • Document safety incidents and corrective actions

  • Create comprehensive risk registers and mitigation plans

  • Understanding of land development processes

Soft Skills

  • Strong communication and presentation abilities

  • Leadership skills for managing ground staff and vendors

  • Analytical thinking for risk assessment

  • Attention to detail for comprehensive reporting

  • Ability to work independently in outdoor environments

Key Performance Indicators

  • Site Visit Compliance: 100% completion of scheduled bi-weekly visits

  • Safety Record: Zero safety incidents and 100% safety briefing completion

  • Risk Mitigation: Timely identification and resolution of identified risks

  • Vendor Performance: Maintain vendor compliance rate above 95%

  • Documentation Accuracy: Complete and timely submission of all required reports

Working Conditions

  • Outdoor work environment in various weather conditions

  • Regular travel to Pune site location

  • Physical demands including walking extensive property boundaries

  • Potential exposure to construction activities and environmental hazards

Reporting Structure

  • Reports to: Project Manager/Site Development Head

  • Coordinates with: Vendor supervisors, ground staff, safety officers

  • External liaison: Regulatory authorities, contractor management

Tools and Equipment Required

  • Professional camera for documentation

  • Measuring instruments and surveying equipment

  • Safety equipment and PPE

  • Mobile reporting applications

  • Vehicle for site access and boundary inspection

This role is critical for ensuring successful and safe development of the land parcel while maintaining the highest standards of risk management and operational excellence.
