Job Description
The Global Real Estate Property Administration team has direct responsibility for a firm-wide real estate portfolio in more than 60 countries across 6,100 owned and leased properties, covering approximately 74 million square feet.
Job Summary
As an Analyst within the Global Real Estate Property team, you will be responsible for assisting in providing governance, feedback and guidance for the Non-US third party outsourced lease administration portfolio team. This position is aligned with the Global Real Estate and is accountable for the integrity of financial reporting and internal control environment.
Job responsibilities
- Assist in overseeing contractual relationship with 3rd party service provider over outsourced lease portfolio, providing guidance and escalation point as issues arise.
- Work closely with Global Real Estate Accounting team to ensure accuracy and completeness of abstracted lease details as it relates to FASB ASC 842 and IFRS 16
- Review, analyze, interpret, and summarize complex legal documents (Leases, Amendments, Assignments, Termination Agreements, Contracts, etc.).
- Ensure accurate and timely payments are submitted (in some cases, including detailed and comprehensive account and contract analysis for allowable costs).
- Manage and maintain relationships with landlords, tenants, and internal and external business partners who provide coverage over diverse sectors to include Facilities Management, Consumer Bank Distribution Network, Design and Construction, Global Security, Critical Systems, and Energy and Sustainability to facilitate effective partnering and issue resolution.
- Track, update and provide detail of any significant income/expense financial activity on a monthly basis
- Identify exceptions to standards, determining underlying causes and escalating to the supervisor and/or partners as appropriate and respond to and address ad hoc requests received via shared or individual mailboxes and phone.
Required qualifications, capabilities, and skills
- Bachelor's Degree required
- 3+ years of Experience in lease administration experience working in a high volume, fast-paced environment
- Creative self-starter with strong initiative, ability to take ownership and work independently as well as contribute to the broader team
- Excellent analytical, listening, verbal, written, and interpersonal communication skills required. Demonstrated ability to perform and communicate effectively while under pressure.
- Ability to multi-task and be hands on in a fast- paced environment to meet deadlines under pressure
- Technology Requirements: Experience in SAP, CoStar, database management, worksheet-modeling tools (Excel, Access).
Preferred qualifications, capabilities, and skills
- Degree preferably in Accounting, Real Estate, Business, Legal or related field
