Job Description
Role Overview: The Planning Manager is responsible for end-to-end project planning, scheduling, progress monitoring, and reporting for a commercial high-rise project, ensuring timely completion within approved timelines, cost, and quality standards.
Key Responsibilities
Project Planning & Scheduling
- Prepare detailed project schedules (L1L4) using Primavera P6 / MS Project.
- Develop baseline programs , work breakdown structures (WBS), and milestone charts.
- Integrate construction methodology with planning schedules for high-rise execution.
- Prepare recovery schedules and re-planning strategies in case of delays.
Monitoring & Control
- Track daily, weekly, and monthly progress against baseline plans.
- Identify critical path activities , slippages, and risk areas.
- Conduct earned value analysis and productivity tracking.
- Coordinate with execution teams to ensure adherence to planned timelines.
Reporting & MIS
- Prepare daily, weekly, and monthly progress reports for management and clients.
- Develop dashboards for schedule variance, manpower, and resource utilization.
- Support client and PMC meetings with accurate planning data and presentations.
Coordination & Stakeholder Management
- Coordinate with project managers, site engineers, consultants, contractors, and vendors.
- Review contractor schedules and ensure alignment with master program.
- Support procurement and billing teams with schedule inputs.
Claims & Delay Analysis
- Assist in delay analysis , time impact analysis (TIA), and extension of time (EOT) submissions.
- Maintain planning records to support contractual claims and audits.
Risk Management
- Identify planning and execution risks for high-rise construction.
- Propose mitigation and contingency plans.
- Monitor key construction interfaces (structure, faade, MEP, finishing).
Qualifications & Experience:

- B.E- Civil with 12-15 years of experience in construction planning
- Minimum 35 years handling commercial high-rise building projects of 20+ floor
- Proficient in Primavera P6 and other planning tools.
- Solid understanding of construction methodologies, sequencing, and critical path analysis.
- Demonstrated experience working on EPC and developer-driven construction projects (infrastructure, industrial, residential, or commercial).
- Deep knowledge of project lifecycles from pre-construction to commissioning and handover
- Strong analytical and leadership skills.
