Job Description
The MEP Design Head will lead end-to-end MEP design strategy, governance, and design delivery for a major real estate portfolio (residential, commercial, mixed-use, hospitality, retail). The role owns concept-to-GFC design outcomes for HVAC, electrical, plumbing, firefighting, ELV/ICT, BMS, vertical transportation interfaces, and sustainability complianceensuring cost-optimized, code-compliant, buildable, and maintainable solutions aligned with project timelines and brand standards.
Key Responsibilities
1) MEP Design Leadership (Concept to GFC)
- Own and drive MEP design development across stages: feasibility, concept, schematic, DD, IFC/GFC, and as-built coordination.
- Define and enforce MEP design standards , specifications, typical details, and bill-of-quantities philosophies across projects.
- Ensure designs are performance-based , energy-efficient, maintainable, and aligned with lifecycle cost goals.
2) Consultant & Stakeholder Management
- Lead selection, onboarding, and performance governance of MEP consultants / peer reviewers / specialist vendors .
- Manage deliverables, design schedules, design reviews, and issue resolution with consultants.
- Coordinate with Architecture, Structural, Faade, Interiors, Sustainability, QS/Costing, Projects/Construction, Procurement, and Facility Management teams.
3) Design Coordination & Clash-Free Outputs
- Drive multi-disciplinary coordination to ensure buildable, coordinated designs with minimal RFIs and site rework.
- Establish strong BIM/3D coordination practices (Navisworks/Clash reports) and ensure model-based coordination where applicable.
- Validate shaft sizing, plant-room layouts, equipment access/maintenance clearances, and routing strategies.
4) Technical Governance & Compliance
- Ensure compliance with relevant codes/standards: NBC, Fire NOCs/local fire norms, CEA, IS standards, local BWSSB/BBMP norms, IGBC/GRIHA/LEED (if applicable) .
- Lead design risk reviews (safety, fire life safety, redundancy, reliability).
- Own approvals strategy inputs for statutory submissions in coordination with liaison teams.
5) Value Engineering & Cost Optimization
- Partner with QS and procurement to deliver value engineering without compromising performance and quality.
- Optimize capex/opex through equipment selection, modularization, right-sizing, and standardization.
- Support tendering by providing technical clarifications, bid evaluations, and benchmark analysis.
6) Site Support & Constructability
- Provide technical leadership during execution for key site queries, material approvals, shop drawing reviews, and design changes.
- Manage design change control to prevent scope creep and protect cost/time baselines.
- Support testing & commissioning strategy, integrated systems testing, and handover documentation requirements.
7) Team Development & Capability Building
- Build and lead an internal MEP design team (HVAC, Electrical, Public Health, Fire, ELV).
- Drive performance management, training, technical upskilling, and knowledge management (lessons learned, standard details).
Key Deliverables / Outcomes
- Timely delivery of coordinated GFC drawings and specifications.
- Reduced RFIs, redesign, and site rework through strong governance.
- Measurable improvements in energy efficiency, maintainability, and lifecycle costs .
- Standardization across projects (typical drawings/specs, schedules, vendor pre-qualifications).
Candidate Profile
Education
- BE/BTech in Mechanical/Electrical (or relevant) engineering.
- ME/MTech preferred.
- Certifications like LEED AP / IGBC AP are a plus.
Experience
- 1522 years overall experience with at least 810 years leading MEP design for large real estate/developer or Tier-1 PMC/consulting firms.
- Strong experience across high-rise residential, commercial , malls/retail, mixed-use ; township experience is a plus.
- Demonstrated capability handling multiple concurrent projects with tight schedules.
Core Technical Strengths
- HVAC system design (chillers/VRF/AHU/ventilation, smoke management interfaces)
- Electrical (HT/LT distribution, DG, UPS, lighting, earthing, lightning protection)
- Public health (water supply, drainage, STP/WTP coordination)
- Firefighting & life safety coordination (sprinklers, hydrants, fire pumps, fire alarm interfaces)
- ELV/ICT (CCTV, access control, structured cabling, BMS integration)
- Familiarity with BIM workflows , clash coordination, and model reviews
Soft Skills / Leadership
- Strong stakeholder management with design, construction, and senior leadership.
- Ability to influence outcomes, negotiate trade-offs, and take decisions under ambiguity.
- Excellent documentation, review rigor, and governance mindset.
Tools / Systems (Preferred)
- AutoCAD, Revit MEP, Navisworks (or equivalent), MS Project/Primavera (working knowledge), Excel-based cost/loads tools.
- Knowledge of energy modeling coordination (through sustainability teams) is a plus.
