Marketing Manager Real Estate (India)


Mumbai / Project Location | Developer Side


We are a real estate developer with active residential projects in India and are looking for a hands-on Marketing Manager to independently own and execute project-level marketing with a strong focus on lead quality, broker enablement, site visits, and sales conversion .


This is a developer-side execution role . The Marketing Manager is expected to be personally hands-on with digital campaigns , with agencies supporting production and scale not decision-making.


Role Overview

The Marketing Manager will manage end-to-end marketing execution for residential real estate projects, working closely with senior management, sales, and CRM teams to support inventory absorption and bookings .

This role requires direct involvement in digital campaign setup, optimisation, and performance tracking , not just agency coordination.


Key Responsibilities

Project Marketing & Launch Execution

  • Own end-to-end marketing execution for assigned residential projects.
  • Plan and execute pre-launch, soft launch, and ongoing sales campaigns .
  • Coordinate closely with sales on pricing, inventory release, and payment plans .
  • Prepare and manage all sales enablement materials:
  • Brochures
  • Pitch decks
  • Unit layouts
  • Price sheets
  • FAQs and campaign collaterals


Digital & Performance Marketing (Hands-On)

  • Personally manage and optimise digital performance campaigns across:
  • Google Ads
  • Meta (Facebook / Instagram)
  • Indian property portals (99acres, Magicbricks, Housing, etc.)
  • Set up, monitor, pause, and optimise campaigns based on:
  • Cost per qualified lead (CPL)
  • Lead quality
  • Lead-to-site-visit ratios
  • Sales feedback
  • Ensure spend discipline and fast iteration based on real conversion data.


Broker & Channel Partner Marketing

  • Develop broker marketing kits, WhatsApp creatives, and channel collaterals.
  • Support broker activations, site visits, and channel partner initiatives.
  • Maintain tight alignment with channel partners on inventory focus and messaging .
  • Ensure compliance with RERA advertising guidelines .


Offline & On-Ground Marketing (India Context)

  • Coordinate site branding, hoardings, local activations, and print materials.
  • Manage vendors for printing, fabrication, and on-site branding.
  • Ensure offline spends are measured, justified, and outcome-driven .


Agency & Vendor Management

  • Manage digital agencies, creative partners, printers, and other vendors.
  • Agencies support execution and production only .
  • Marketing Manager retains control over budgets, targeting, messaging, and decisions .
  • Prevent unnecessary or unmeasurable spends.


Reporting & Sales / CRM Coordination

  • Track lead flow, source attribution, and campaign performance.
  • Prepare weekly and monthly marketing performance reports.
  • Work closely with sales and CRM teams to improve follow-ups, lead quality, and conversion outcomes.


What This Role Is NOT

  • Not a branding-only role
  • Not an agency account management role
  • Not a social media content-only role

This role is for someone who executes, decides, and owns outcomes .


Experience & Profile

  • 810 years of real estate marketing experience (developer-side preferred).
  • Strong understanding of Indian residential sales cycles .
  • Hands-on experience running digital performance campaigns (not only managing agencies).
  • Experience working with brokers and channel partners .
  • Comfortable operating in a lean, execution-driven environment .


Preferred Skills & Tools

  • Hands-on familiarity with CRM platforms (e.g. Salesforce, HubSpot, or equivalent) for lead tracking and sales coordination.
  • Comfortable using Canva for basic creative edits, resizing, and WhatsApp creatives.
  • Working knowledge of SEO and performance tools such as Google Analytics, SEMrush, SurferSEO, or similar.
  • Strong comfort with Google Ads and Meta Ads dashboards .
  • Ability to work with data, dashboards, and reports to drive decisions.


Reporting Line

  • Reports directly to Senior Management .
  • Works closely with Sales and CRM teams .
  • Candidates from Mumbai are preferred.
