Job Title: Lead - Business Finance

Reporting to CFO

Location: Mumbai

Role Overview

We are looking for a highly driven professional with a civil engineering background and a postgraduate degree (MBA Construction Management or equivalent). The ideal candidate will work closely with the senior leadership to support project feasibility, pricing strategies, cost estimation, budgeting, and financial planning for luxury villa developments in various locations in India.

This role involves coordinating with project teams, finance, design, procurement, and other stakeholders to ensure accurate data, timely reporting, and well-structured analyses for decision-making.

Key Responsibilities

1. Project Feasibility & Pricing

• Assist in preparing project feasibility studies for new land acquisitions and developments.
• Support pricing strategies based on costs, market insights, competitor benchmarking, and unit economics.
• Prepare pricing models, cashflows, and ROI projections.

2. Cost Estimation & Budgeting

• Prepare detailed cost estimates for civil, architectural, MEP, interior, and landscape packages with the help and support of relevant stakeholders.
• Work with QS teams and Operations team to update cost databases and maintain benchmark rates.
• Conduct and participate in budget reviews and variance analysis during project execution.

3. Financial Modelling & Reporting

• Build Excel-based financial models for cash flows, P&L Summary, Sales Projections etc
• Support monthly MIS, project dashboards, and management presentations.
• Analyse historical data to improve forecasting accuracy.

4. Coordination & Data Management

• Liaise with design, projects, procurement, and sales teams to gather updated data.
• Ensure documents, drawings, and project details are organised and accessible for leadership.
• Support the Founders Office with structured reports and strategic insights.

5. Process Improvement

• Identify gaps in cost tracking, estimation, and workflow efficiency.
• Propose solutions to streamline internal processes and improve accuracy.
• Develop templates, formats, and SOPs for smoother cross-team collaboration.

Required Qualifications

• Bachelors degree in Civil Engineering is required. An MBA in Construction Project Management or a Masters in Construction Management is preferred, though not mandatory.
• 815 years of relevant experience across real estate, contracting, cost management, or construction consulting, with demonstrated experience in leading teams and engaging with senior leadership stakeholders.

Key Skills

• Strong analytical and numerical ability.
• Proficiency in Excel (advanced level preferred).
• Understanding of project costs, BOQs, tendering, and construction workflows.
• Ability to work with cross-functional teams.
• Excellent communication and presentation skills.
• Detail-oriented, structured, and highly organised.
• Exposure to luxury residential projects
• Basic understanding of AutoCAD, drawings, and GFC packages.
• Experience in MIS or pricing functions.
