Job Description
The Lead Estimation will be responsible for endtoend cost estimation and commercial support for Data Centre construction projects, including hyperscale, colocation, and missioncritical facilities. The role will lead prebid and preconstruction cost planning, ensure cost accuracy, and support management decisionmaking through reliable estimates, value engineering, and risk analysis.
Key Responsibilities
1. Estimation & Cost Planning
- Lead detailed cost estimation for Data Centre projects covering:
- Civil & Structural works
- MEP (Electrical, HVAC, Plumbing, Fire Detection & Suppression)
- Missioncritical systems (UPS, DGs, chillers, BMS, EMS, security systems)
- Prepare concept, budgetary, and detailed BOQbased estimates at various project stages (Concept, DD, IFC).
- Develop project cost plans, benchmarks, and cost models for data centres (/MW, /sqft, /rack).
2. PreBid & Tendering Support
- Lead prebid estimation activities, including:
- Tender document review
- Scope interpretation and gap analysis
- Cost risk identification
- Coordinate with design, engineering, planning, and procurement teams to ensure scope completeness.
- Prepare bid summaries, commercial clarifications, and management approval notes.
3. Vendor & Market Analysis
- Conduct market rate analysis, vendor benchmarking, and cost trend studies.
- Support procurement teams with rate justification, vendor comparisons, and negotiation inputs.
- Maintain and update rate databases for Data Centrespecific materials and systems.
4. Value Engineering & Cost Optimization
- Identify value engineering opportunities without compromising reliability, redundancy, or compliance.
- Support designtocost initiatives aligned with Uptime / TIA / client standards.
- Perform costbenefit analysis for alternate design and technology options.
5. Risk, Change & Commercial Control
- Identify commercial risks, exclusions, and assumptions in estimates.
- Support change management by providing cost impact assessments for design changes.
- Work closely with Project Controls for budget handover and baseline alignment.
6. Stakeholder Management
- Interface with:
- Internal stakeholders (Design, Engineering, Projects, Procurement, Finance)
- External consultants, OEMs, and contractors
- Present estimates and cost strategies to senior management and investment committees.

Candidate Profile
Education
- Bachelors degree in Civil / Electrical / Mechanical Engineering
- Postgraduation in Construction Management / Quantity Surveying / NICMAR preferred
Experience
- 1015+ years of experience in Estimation / Costing / Commercial roles
- Mandatory experience in Data Centre / MissionCritical / Industrial / Large MEPintensive projects
- Experience with EPC contractors, developers, or PMC firms preferred
- Exposure to hyperscale or Tier III / Tier IV data centres is a strong advantage
Technical Skills
- Strong expertise in:
- BOQ preparation & cost modelling
- MEP and missioncritical systems costing
- Prebid and tender estimation
- Proficiency in:
- Excel (advanced level)
- Estimation tools / ERP systems (SAP preferred)
- Cost databases and benchmarking tools
