International Real Estate Controller Analyst

Corporate Functions, ESG, Technology and Operations Controllers and Corporate Insurance is responsible for accounting, reporting and disclosure of transactions for Operations & Technology, Functions & Management, certain corporate investment portfolios and Citi’s ESG reporting. This includes coordination and oversight of the quarterly earnings process (earnings materials, 10-K, 10Q, SOA, DCQ) for the Corporate Other and All Other segments. We oversee Citigroup ESG reporting and disclosures in compliance with regulatory requirements, including development of internal controls and Citi ESG reporting strategy

Citi as the leading global bank is present in 100+ countries across the world, with many lease arrangements to suit its business strategy. Real Estate Services (RES) Controllers Team ensures timely and accurate month-end close process and oversees real estate accounting globally.

What you’ll do:

• Establish and participate in the month-end close process for Real Estate Services (RES) managed segment for International (Global excluding NAM) geography
• Participate in Balance Sheet and Income Statement analysis for International RES segment
• Assume Account Ownership as part of the eRecon balance sheet reconciliation process for International RES specific accounts (such as Security Deposit, Accounts Receivable, Accounts Payable, Accruals, Prepaids, etc.)
• Participate in the balance sheet reconciliation process to identify and resolve breaks covering International RES segment
• Understand and advise on real estate related accounting – covering rent smoothing, restoration obligation, sub-lease loss reserve, security deposit, tenant improvement allowance, real estate taxes, etc.
• Act as a back-up for Lease Accounting Reviewer – reviewing and approving accounting schedules under US GAAP and IFRS
• Review and advise on Initiative Expenditure Proposal (IEP) specific to International RES segment
• Support various regional and in-country stakeholders (RES, Controllers, FpnA, Balance Sheet Substantiation) on inquiries
• Foster a robust Risk and Control culture – by understanding Citi’s approach to managing risk, as described in our Enterprise Risk Management Framework

What we’ll need from you:

• Advanced knowledge of MS Excel and other Office products
• Fluent English language knowledge. Additional language is an advantage
• In-depth understanding of Accounting and Finance principles within own area and basic knowledge of other areas to resolve issues that have impact beyond own area
• Knowledge of real estate industry and related accounting
• 3-5 years of similar professional experience, preferably within a cross-cultural team environment in a Controllership organization
