Job Title: Head of Sourcing, Closing & Pre-Sales

Department: Sales & Business Development

Location: Hyderabad


Role Summary

The Head of Sourcing, Closing & Pre-Sales will be responsible for leading and managing land sourcing, deal negotiation, transaction closure, and pre-sales activities for the groups real estate & hospitality assets (villas, resorts, residential projects, and associated developments). This role combines strategic market research, partner/vendor engagement, high-level negotiation, sales readiness, and cross-functional coordination to ensure deal pipelines convert into successful acquisitions and sales.


This role is strategic, revenue-driven, and requires strong leadership with deep domain knowledge in real estate sourcing, legal due diligence, commercial negotiations, and sales enablement.


Key Responsibilities

1. Sourcing & Deal Origination

  • Lead proactive market mapping to identify high-potential land parcels, inventory, or strategic opportunities aligned to the companys growth roadmap.
  • Build and maintain a robust network of landowners, brokers, institutions, and strategic partners.
  • Conduct feasibility studies, location assessments, and commercial evaluation to shortlist deals.
  • Drive sourcing strategies to diversify project pipelines in target geographies.


2. Deal Structuring & Negotiation

  • Lead negotiation with landowners, partners, and intermediaries to achieve favourable terms and optimal economics.
  • Prepare term sheets, LOIs, and commercial frameworks.
  • Collaborate with legal, finance and project teams to structure compliant and profitable transactions.
  • Maintain best-in-class negotiation and documentation practices.


3. Pre-Sales Strategy & Enablement

  • Define pre-sales playbooks, buyer profiles, pricing strategies, and incentive frameworks.
  • Develop compelling sales presentations, pitch decks, and product positioning content.
  • Partner with marketing to build targeted campaigns that support lead generation and awareness.
  • Ensure CRM and reporting tools are up-to-date for conversion tracking and forecasting.


4. Sales Closure & Conversion

  • Work collaboratively with Sales Heads and RMs to support closing of high-value clients.
  • Oversee negotiation and closure of sales contracts in compliance with company policies.
  • Provide expertise on discounting, payment structures, customer query handling, and escalation resolution.


5. Cross-Functional Leadership

  • Work closely with Project, Finance, Legal, Operations & Marketing to ensure seamless deal execution.
  • Provide mentorship and leadership to sourcing and pre-sales teams.
  • Drive team performance with clear targets, KPIs, dashboards, and weekly reviews.


6. Reporting & Analytics

  • Track sourcing funnel metrics leads, engagements, LOIs, closures, revenue impact.
  • Prepare weekly/monthly reports for senior leadership.
  • Use forecasts to support strategic decision making on new projects and sales targets.


Qualifications & Experience

Required:

Bachelors degree in Business/Management, Real Estate, Finance or related field

815+ years of experience preferably in Real Estate, Property Development, Land Acquisition, Pre-Sales, or Strategic Sales

Proven record of sourcing high-value land deals and driving profitable closures

Strong commercial negotiation, legal acumen, and deal structuring expertise

Preferred:

Experience in luxury/resort/villa real estate or hospitality sales

MBA or postgraduate qualification

Experience managing cross-functional, high-impact teams
