Our flagship projects include Opus One, an 8.75-acre ultra-luxury high-rise sanctuary in New Chandigarh (Eco-City 2), and First Avenue, an expansive 8-acre lifestyle development on the high-growth Airport Road corridor in Mohali. As we transition into an institutional-grade platform, we are seeking a leader to bridge our high-alpha assets with global capital markets.
The Role
As the Head of Investments & Capital Markets, you will be the lead architect of GB Realtys capital strategy. You will be responsible for the entire lifecycle of institutional fund-raising, from sourcing global JV partners to structuring complex financial instruments that strengthen our balance sheet and fuel our expansion roadmap.
Key Responsibilities
Institutional Fund Raising: Lead the outreach and negotiations with Global Private Equity (PE), Sovereign Wealth Funds, and National Strategic Partners for project-level and platform-level JVs.
Capital Stack Engineering: Design and optimize the capital structure for Opus One and First Avenue, balancing equity, structured debt, and construction finance to maximize project IRRs.
Deal Underwriting & Modeling: Oversee the creation of sophisticated financial models (DCF, sensitivity analysis, and waterfall structures) to present the "Tricity Growth Story" to institutional investors.
Investor Relations & Reporting: Elevate corporate governance standards, ensuring all financial disclosures and ESG metrics meet the stringent requirements of Tier-1 global investors.
Due Diligence Leadership: Manage the end-to-end due diligence process (Financial, Legal, and Technical) for successful deal closures.
The Ideal Candidate
Experience: 1215+ years of core experience in Real Estate Investment Banking, Private Equity, or Capital Markets (preferably with a Tier-1 IPC like JLL, CBRE, or Savills).
Network: An established "Rolodex" of domestic and international fund managers and institutional investors active in the Indian RE market.
Education: MBA from a premier institute (IIM/ISB/Ivy League) or a Chartered Accountant (CA) / CFA Charterholder.
Expertise: Deep knowledge of RERA, Ind-AS, and the legal nuances of Joint Development Agreements (JDA) and Shareholders Agreements (SHA).
Strategic Vision: Ability to look beyond individual assets to build a sustainable, institutional-grade development platform.
