Designation - General Manager - Constructions ( Villas and Luxury Residences)

Location - Bangalore

Required Experience- 23yrs - 26 yrs in the Real estate building construction mainly VILLA's .

Qualification - BE in Civil Engg preferred .

The General Manager Villa Construction will be responsible for the end-to-end management of villa construction projects, ensuring timely delivery, quality compliance, cost efficiency, and adherence to safety and regulatory standards.

The role requires strong leadership in managing multiple construction projects, coordinating with cross-functional teams, and overseeing all stages from planning to final handover.

Key Responsibilities

Project Management

• Lead and manage the complete lifecycle of villa construction projects from concept, planning, and approvals to execution and final handover.
• Develop detailed project plans, timelines, and budgets.
• Monitor construction progress and resolve technical, operational, or resource-related challenges.

Construction & Site Execution

• Oversee all on-site construction activities including civil,finishing, and infrastructure works,plumbing, HVAC electrical execution ( PHE).
• Ensure compliance with architectural drawings, engineering standards, and design specifications.
• Implement quality assurance and quality control procedures across all project stages.

Vendor & Contractor Management

• Identify, appoint, and manage contractors, subcontractors, and vendors.
• Negotiate contracts, manage procurement processes, and ensure timely material availability.
• Monitor contractor performance and enforce contractual obligations.

Financial & Budget Control

• Prepare and manage project budgets, cost forecasts, and financial reporting.
• Optimize resource allocation and control construction costs without compromising quality.

Compliance & Safety

• Ensure adherence to statutory approvals, building codes, and local regulations.
• Implement and enforce site safety standards and environmental compliance.

Team Leadership

• Lead and mentor project managers, engineers, and site staff.
• Build high-performing construction teams and ensure effective communication across departments.
