Job Description
Job Title: Director - Asset Operations & Development
Job Location: Bangalore, Karnataka
Reporting to the Head of Portfolio Management and based in Bangalore, the incumbent will coordinate and track CLINTs panIndia Property Management and Development (PMD) activities. The role focuses on monitoring AEI projects, driving CAM optimization, supporting capital budgeting, and coordinating sustainability initiatives, ensuring consistent standards, timely execution, and data-driven reporting across the portfolio.
Responsibilities
Capex and AEI (Asset Enhancement Initiatives) Tracking
- Support annual and rolling capex budgeting, including scoping, prioritization, and feasibility inputs.
- Monitor all AEI and capex improvement projects across India from planning to completion.
- Prioritize AEI and capex initiatives in context of budget restrictions, tenant preferences etc
- Consolidate project timelines, costs, approvals, risks and progress updates.
- Review performance against budgeted costs and timelines
CAM (Common Area Maintenance) Optimization
- Track CAM performance across assets and benchmark costs against industry, competition and internal standards.
- Identify opportunities for maximizing operational efficiency and cost savings.
- Partner with FM/Property teams to drive standardization of OPEX practices and vendor management.
- Monitor CAM recoveries
Sustainability & Compliance
- Coordinate sustainability initiatives across assets (energy efficiency, water management, waste, certifications).
- Track sustainability KPIs, performance metrics, and compliance with internal ESG requirements.
- Review data collection for sustainability reporting and audits.
Reporting & Data Management
- Prepare weekly/monthly dashboards covering AEI, CAM, capex, and sustainability progress.
- Maintain accurate portfolio-wide PMD trackers and documentation repositories.
- Consolidate inputs for Portfolio Management updates, management decks, and board materials.
Stakeholder Coordination
- Work with, Projects, FM/Property teams, Sustainability, and Finance for timely information flow.
Requirements
- Bachelors degree in Engineering, Facilities/Property Management, Architecture, Real Estate or related fields.
- Minimally 12 years of experience in property management, facilities management, AEI/project coordination, or real estate operations (India market).
- Strong understanding of AEI planning, CAM structures, OPEX management, and capex budgeting processes.
- Experience working with multi-city commercial/IT park/SEZ/industrial portfolios preferred.
- Proficiency in Excel and PowerPoint; familiarity with project management tools/BI dashboards is an advantage.
- Strong coordination, analytical, and documentation skills with high attention to detail.
