Job Description: Design Manager - Architecture

Position Overview

Design Manager - Architecture to lead architectural design for high-end residential building projects in Bangalore. Must have architect firm experience in design and coordination for high-value residential developments with complete project lifecycle exposure.

Key Roles & Responsibilities

Design Leadership & Management

• Lead architectural design teams for high-end residential projects

• Develop design concepts and ensure alignment with client requirements

• Review and approve architectural drawings, plans, and specifications

• Oversee design development from schematic design through construction documentation

• Ensure design quality standards and aesthetic excellence throughout project phases

Project Coordination & Execution

• Coordinate with project managers, structural engineers, MEP consultants, and interior designers

• Manage design schedules and ensure timely delivery of architectural deliverables

• Conduct regular design reviews with internal teams and external stakeholders

• Prepare comprehensive tender documents and detailed construction drawings

• Provide technical guidance and support during construction administration phase

• Monitor project progress and resolve design-related issues during construction

Regulatory Compliance & Approvals

• Ensure all designs comply with local building codes, zoning regulations, and statutory requirements

• Coordinate with local authorities for building approvals and clearances

• Implement BIS codes, NBC guidelines, and other relevant Indian standards

• Stay updated with latest building regulations and industry best practices

• Manage RERA compliance requirements for residential projects

Client & Stakeholder Management

• Participate in client presentations and design consultations

• Build and maintain strong relationships with high-end residential clients

• Coordinate with sales and marketing teams for project presentations

• Conduct design charrettes and stakeholder workshops

• Handle client feedback and incorporate design modifications as required

Team Development & Leadership

• Mentor and guide junior architects and design team members

• Conduct design reviews and provide constructive feedback

• Ensure team productivity and maintain design standards

• Foster collaborative work environment and knowledge sharing

Required Qualifications & Experience

Education & Professional Background

• Bachelor of Architecture (B.Arch) from recognized institution

• 10-12 years of progressive experience in residential architecture

• Must have worked with established architect firms in design/coordination roles

• Proven track record in high-end/high-value residential projects

• Complete project lifecycle experience from concept to project completion

Technical Competencies

• Proficiency in AutoCAD, Revit, SketchUp, and other relevant design software

• Strong knowledge of residential building systems, materials, and construction methodologies

• Understanding of sustainable design principles and green building practices

• Experience with BIM processes and collaborative design workflows

• Knowledge of luxury residential design standards and finishes

Core Competencies

• Strong leadership and team management capabilities

• Excellent communication and presentation skills

• Ability to manage multiple high-value projects simultaneously

• Strong problem-solving and decision-making abilities

• Knowledge of local building codes and approval processes

• Client relationship management skills for luxury residential segment

Industry Experience Requirements

• Experience in villa developments, luxury apartments, or premium residential complexes

• Understanding of high-end residential market requirements and client expectations

• Experience with luxury finishes, premium materials, and high-end specifications

• Knowledge of residential project marketing and sales support requirements

Preferred Qualifications

• Post-graduate degree in Architecture or related field

• Professional registration with Council of Architecture (COA)

• Experience with international residential design standards

• Knowledge of smart home technologies and automation systems

• Project management certification or experience

• Experience with LEED/GRIHA certified residential projects
