Design Development Manager

Job Overview:

The Design Development Manager will lead the design development phase of real estate projects from concept to construction documentation, ensuring design intent, functionality, cost, timelines, and statutory compliance are aligned with the companys vision and business objectives. The role acts as a key bridge between external architects, MEP consultants, construction teams, and internal stakeholders.

Design Management & Coordination

• Drive end-to-end design development across master planning, architecture, structure, MEP, faade, landscape, interiors, and specialist consultants.
• Translate concept designs into detailed, construction-ready drawings and specifications.
• Ensure design intent is maintained while optimizing for constructability, cost, and timelines.
• Lead design coordination workshops and resolve design clashes and ambiguities.

Stakeholder & Consultant Management

• Appoint, brief, and manage architects, consultants, and specialist designers.
• Review and validate design submissions, drawings, BOQs, and technical documents.
• Act as the single point of contact for all design-related coordination with internal teams (Projects, Cost Budgeting, Contracts & Procurement, Sales, Marketing, CRM).

Cost, Quality & Value Engineering

• Work closely with the Commercial teams to ensure designs align with budgets and business plans.
• Drive value engineering without compromising design quality, safety, and brand positioning.
• Ensure material specifications balance aesthetics, durability, cost efficiency, and long-term maintenance.

Statutory & Compliance

• Coordinate with statutory consultants for approvals (MCGM, MHADA, Fire, Airport Authority, Environment, etc.).
• Ensure designs comply with local development control regulations (DCPR), NBC, fire norms, accessibility, and sustainability guidelines.
• Support submission processes and address authority comments promptly.

Construction Support

• Provide design support during construction, including resolution of site queries, GFC clarifications, and design modifications.
• Evaluate design change requests from site teams and manage impact on cost, quality, and timelines.
• Participate in mock-ups, and sample approvals.

Qualification & Experience:

• B. Arch / M. Arch (with strong design exposure).
• 12 15 years of experience in residential real estate design development in reputed real estate company or large architecture firms or integrated design consultancies.
• Experience in residential / mixed-use / commercial developments in Mumbai/MMR preferred.
• Hands-on experience in managing multi-consultant environments and statutory approvals.
