Role Overview:

The CTO / Construction Head will be responsible for end-to-end execution of real estate projects including planning, budgeting, contracting, site execution, quality control, timelines, and handover. The role requires strong leadership in managing multiple residential/commercial projects while ensuring cost efficiency and adherence to statutory compliances.

Key Responsibilities:

Project Planning & Execution

• Lead end-to-end project lifecycle from land acquisition support to project handover
• Develop project schedules, budgets, and resource plans
• Ensure timely execution as per approved drawings and specifications

Construction Management

• Supervise civil, structural, MEP, and finishing works
• Monitor site progress and ensure adherence to quality standards
• Implement best construction practices and modern technologies

Vendor & Contractor Management

• Finalize contractors and negotiate contracts
• Monitor contractor performance and ensure cost control
• Approve bills and manage procurement processes

Budgeting & Cost Control

• Prepare project cost estimates and BOQs
• Monitor project budgets and prevent cost overruns
• Optimize material procurement and wastage control

Compliance & Approvals

• Ensure compliance with local authority approvals
• Liaise with architects, consultants, and government authorities
• Ensure adherence to safety norms and statutory regulations

Team Leadership

• Lead project managers, site engineers, and support staff
• Build and mentor strong technical teams
• Drive performance and accountability

Quality & Safety

• Implement quality assurance systems
• Conduct periodic site audits
• Ensure workplace safety standards

Key Skills Required:

• Strong technical knowledge of civil construction
• Experience in residential / commercial high-rise projects
• Expertise in project budgeting and cost control
• Knowledge of RERA compliance
• Leadership and decision-making ability
• Strong negotiation and vendor management skills

Educational Qualification:

• B.E / B.Tech in Civil Engineering (Mandatory)
• MBA / Project Management certification preferred
