Job Purpose:
- Construction Management - Project Director: India is a major strategic location supporting both global and regional Operations/Franchise. Be part of the growth and consolidation, ensuring alignment with real estate and workplace strategies focused on user experience and future workplace needs.
- This role will play a role in setting the build environment, delivering the future of work enabled workplace and work closely with other department heads and regional functional lead. S/He needs to plan for the risks around all the verticals and work in close conjunction with Construction Management Head – South Asia as well as Facilities & Construction team. From a business perspective the individual will need to interact with all business & functional units.
Key Responsibilities:
- Developing and Delivering Real Estate solution for Business Growth to fully support business requirements (Retail & Non-Retail, Construction & Other types of Projects), with focus on Business Goals, Sustainability Objectives and Workplace requirements with Innovations, Value Engineering and Process Improvements.
- Managing design and construction teams to deliver all types of projects and capital renovations that meet business needs, safety, and efficiency standards. Accountable for managing outsourced Project Managers, Design Managers (Interior Design, MEPF, Sustainability, DEI and Other Specialized Consultants), Construction & Cost Management Personnel and Vendor Partners.
- Building strong stakeholder relationships with internal business units, vendors, and strategic external partners.
- Managing all phases and aspects of projects related to Planning, Design, Procurement of Consultants & Vendor Partners, Execution with focus on Quality, Budget & Schedule and Financial Closure of all types of projects.
- Reporting project progress and performance to management and ensuring compliance with all regulatory and audit requirements.
- As part of Global Strategy, drive Sustainability Programs across all projects including LEED/WELL Certifications & towards Citi’s Net Zero goals.
- Leading process simplification and optimization initiatives, incorporating emerging technologies to enhance real estate operations.
- Financial management including budgeting, forecasting, and cost control of construction and facilities projects.
- Ensure RES priorities are adhered during financial closeout of the projects and Capitalization of the investment is done according to the Policies and Procedures.
- Ensure that Lessons Learnt and inputs from Facilities/Asset Management Teams are incorporated in planning & execution of all types of projects.
- Adherence & ensure compliance to Health & Safety Codes.
Interactions
- Key liaison between Business/Functional and RES Teams, to ensure adequate implementation of the company’s objective and facilitate all occupancy needs and requirements that include all types of project development, portfolio analysis, renovation, space planning, relocation or consolidation of operations and disposition of surplus property.
- Conducting proactive Vendor Management in line with Company’s group procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity
Financial Management
- Has full responsibility for the P&L of projects. Establishes and manages the financial budgets (expense & capital) of the Portfolio
- Ensures appropriate property expense cost and control. Demonstrate year on year improvement in the expense base reduction and increasing efficiency in premises utilization, as demonstrated by reduction in annual cost per seat.
- Ensures reporting consistency, on time and quality from all areas under his/her responsibility.
Qualifications
- 10-12 years of Real estate experience, with at least 5 years in handling project/s independently.
- Strong fundamental understanding of Facilities & Construction and proven ability to deliver sound real estate solutions.
- Strong communication & analytical skills
Education:
- Bachelors degree, potentially Masters degree
