Job Summary:
We are seeking a highly accomplished and strategic business development leader to drive the end-to-end growth of our real estate portfolio. You will be at the forefront of identifying and securing high-value opportunities through land acquisitions, joint ventures, and strategic partnerships. This pivotal role demands a deep understanding of real estate development, financial acumen, and a proven network to shape the future of our projects from conception to execution.
Key Responsibilities:
Strategic Business Development & Sourcing
- Proactively identify and evaluate potential business opportunities, including land deals, Joint Venture (JV)/Joint Development Agreement (JDA) structures, and funding for stressed assets.
- Build and maintain a robust pipeline of opportunities by networking with landowners, developers, independent property consultants (IPCs), and channel partners.
Deal Evaluation & Execution
- Conduct comprehensive feasibility studies, including site evaluations, financial modeling, and risk assessment.
- Lead all aspects of due diligencetechnical, legal, and financialfor potential acquisitions and partnerships.
- Structure, negotiate, and finalize complex deals, including mergers, acquisitions, JV/JDA agreements, and Development Management Fee (DMF) models.
- Evaluate proposals against various Development Control and Promotion Regulations (DCPR) schemes and present comparative analyses to guide strategic decision-making.
Market & Regulatory Intelligence
- Continuously monitor market trends, property deals, pricing, and competitor activity to inform strategy.
- Stay abreast of all changes in relevant laws, regulations, and Development Control Regulations (DCRs/DCPR).
- Analyze ground-level sales dynamics to develop unique selling propositions and project differentiators.
Project Strategy & Financial Oversight
- Develop and strategize the project approval process (IOD, CC, FOC) in line with market conditions and sales demand.
- Determine and manage the cost projections for obtaining all necessary project permissions from a developer's perspective.
- Ensure clear, marketable title for all properties through meticulous document due diligence.
Qualifications & Experience:
- A Bachelor's degree in Architecture or Civil Engineering is required; a post-graduate degree is highly preferred.
- A minimum of 20 years of proven experience in business development and real estate project management, with a significant portion spent within a reputable real estate development firm.
- A demonstrable track record in successfully closing large-scale land transactions, JVs, and JDAs.
Required Skills & Competencies:
- Expertise in Real Estate Deal-Making: Mastery in structuring, negotiating, and executing complex real estate deals.
- Financial & Analytical Acumen: Strong skills in financial analysis, feasibility studies, and creating detailed project reports.
- Regulatory Knowledge: In-depth knowledge of Development Control Regulations (DCRs/DCPR) and related legal frameworks.
- Exceptional Networking: Outstanding relationship-building skills with a established network of landowners, developers, and consultants.
- Strategic Thinker: Ability to develop and implement business strategies based on market intelligence and financial data.
- Leadership & Communication: Excellent presentation, negotiation, and communication skills, with the ability to influence senior management.
