Job Title: AVP Procurement & Contracts
Department: Projects / Corporate

Reports To: Head of Projects
Role Overview
The AVP Procurement & Contracts is a senior leadership role responsible for defining and executing procurement and contract management strategies for luxury 5-star hotel and mixed-use development projects .
The role ensures cost efficiency, transparency, risk mitigation, and timely delivery of goods and services while maintaining the highest standards of quality, governance, and compliance .
The incumbent will lead centralized procurement for project materials and services, including Civil, MEP, Interiors, FF&E, and OS&E , and manage the end-to-end contract lifecycle from tendering to award and closure.
Key Responsibilities
Strategic Procurement Leadership
- Develop and implement procurement strategies aligned with project timelines, budgets, and organizational objectives.
- Establish and manage centralized procurement processes for Greenfield, Brownfield, and Refurbishment projects .
- Identify, evaluate, and prequalify vendors, consultants, and contractors across categories.
- Drive category management , strategic sourcing, and leverage economies of scale through rate contracts and long-term partnerships.
Contracts & Commercial Management
- Lead contract formulation, tendering, negotiation, and award for consultants, contractors, and suppliers.
- Ensure risk mitigation through robust contract structures, clear scope definitions, and balanced commercial terms.
- Manage contract variations, claims, and dispute resolution in coordination with legal and project teams.
- Monitor contract performance to ensure adherence to scope, quality, cost, and timelines.
Vendor & Stakeholder Management
- Build strong, ethical, and transparent relationships with vendors and service partners.
- Implement structured vendor evaluation and performance management frameworks.
- Collaborate closely with design, engineering, project management, finance, and operations teams.
Governance, Systems & Controls
- Establish procurement policies, SOPs, and internal controls aligned with corporate governance standards.
- Implement and optimize ERP-based procurement systems, e-tendering platforms, and contract management tools .
- Enable data-driven decision-making through dashboards, analytics, and MIS reporting.
Cost Optimization & Value Engineering
- Drive cost optimization initiatives and value engineering across project lifecycle stages.
- Conduct regular benchmarking of material and service costs to ensure market competitiveness and value realization.
Qualifications & Experience
- Education: BE / B.Tech in Civil or Mechanical Engineering; MBA or Postgraduate qualification in Supply Chain / Contracts Management preferred.
- Experience: 25+ years of experience in procurement and contracts management within real estate, hospitality, or infrastructure development .
- Proven experience handling procurement for luxury 5-star hotels, mixed-use developments, or high-end commercial projects .
- Strong commercial acumen with expertise in negotiations and familiarity with FIDIC and industry-standard contract formats .
- Exposure to FF&E and OS&E procurement for hotels will be a strong advantage.
