Associate Vice President Quality Assurance & Quality Control (QA/QC)
Location: Mumbai
Reporting To: Senior Vice President/ Project Head
Role Purpose:
The Associate Vice President QA/QC will be responsible for establishing, implementing, and governing Region/Projects not limited residential, commercial, retail, mixed-use, and redevelopment projects. The role ensures that design intent, statutory requirements, brand standards, and construction excellence are consistently achieved across the project lifecycle.

Key Responsibilities
Strategic & Leadership
Define and implement the organization QA/QC strategy, policies, and frameworks aligned with international best practices (ISO, NBC, BIS, CPWD, ASTM where applicable).
Build and lead a centralized QA/QC function across multiple projects and regions.
Act as the final authority on quality standards, acceptance criteria, and deviations.
Drive a quality-first culture across internal teams, consultants, contractors, and vendors.
Design & Pre-Construction Quality
Review and validate design documents aligning specifications, and BOQs to ensure quality, constructability, and compliance.
Ensure value engineering does not compromise long-term quality, durability, or brand standards. Ensure quality decisions reduce long-term operating cost for Asset Management and Owners Associations.
Establish mock-up, sample, and material approval protocols.
Integrate BIM-based quality checks, clash detection, and constructability reviews with QA processes.
Evaluate materials, systems, and specifications based on whole-life cost, durability, maintenance, and replacement cycles.
Construction Phase Quality Control
Implement robust Inspection & Test Plans (ITPs) for all trades including civil, finishing, faade, MEP, interiors, and external works.
Ensure adherence to approved drawings, specifications, method statements, and statutory norms.
Monitor workmanship, material quality, site testing, and laboratory results.
Enforce corrective and preventive action (CAPA) systems for non-conformities.
Establish real-time quality dashboards covering NCRs, defect trends, rework costs, and contractor performance.
Contractor & Vendor Quality Management
Define pre-qualification criteria for contractors, subcontractors, and suppliers.
Conduct quality audits of contractors, RMC plants, fabrication yards, and factories.
Drive accountability through quality-linked performance metrics.
Facilitate third-party audits, peer reviews, and technical due diligence for high-risk packages.
Testing, Commissioning & Handover
Oversee testing, commissioning, and integrated system testing.
Ensure snag-free handover through structured pre-handover inspections.
Validate as-built documentation, O&M manuals, warranties, and statutory clearances.
Post-Handover & Customer Quality
Establish mechanisms for defect liability period (DLP) monitoring and closure.
Analyse customer complaints and warranty claims to improve future projects.
Support Asset Management team and customer experience teams on quality-related issues.
Governance, Risk & Compliance
Ensure compliance with local authorities, BMC, RERA, fire, environmental, and safety norms.
Identify quality risks early and implement mitigation plans.
Report quality KPIs, risks, and improvement initiatives to top management and board.
Ensure materials, construction practices, and workmanship support sustainability, energy efficiency, and environmental compliance.
Align quality standards with IGBC / LEED / WELL / GRIHA requirements where applicable.

Required Qualifications
Bachelors degree in Civil Engineering (Masters preferred)
Certifications in ISO 9001
Membership with professional bodies (IEI, RICS, etc.) is an advantage

Experience
2022+ years of experience in large-scale real estate or infrastructure projects
Minimum 810 years in senior leadership roles managing QA/QC across multiple projects
Proven experience with Grade-A residential, commercial, retail, and mixed-use developments
