Key Responsibilities

• Underwriting & Eligibility
  • Analyze complete loss mitigation applications (financials, hardship, supporting docs) for workout eligibility across standard and proprietary programs.

  • Apply waterfall sequencing and program‑specific rules (e.g., FNMA/FHLMC flex mods, FHA-HAMP/30‑yr/40‑yr mods where applicable, VA, USDA).

  • Perform income calculation, DTI, and affordability assessments; validate income sources (wage, self‑employed, rental, retirement/benefits), assets, and escrow components (taxes/insurance/MI).

  • Determine appropriate workout option: repayment plan, forbearance, deferral/partial claim, modification, short sale, deed‑in‑lieu.

• Compliance & Timeliness
  • Adhere to CFPB Reg X requirements for acknowledgment, completeness, evaluation, appeal windows, and decision communications.

  • Follow investor/insurer guides (Fannie Mae, Freddie Mac, FHA 4000.1, VA, USDA) and state-specific timelines/letters as applicable.

  • Ensure adverse action/denial notices, appeal rights, and verbal/written borrower communications are accurate and within SLA.

• Documentation & Audit Readiness
  • Maintain complete and auditable underwriting files: calculation workpapers, program eligibility notes, decision rationale, exception approvals.

  • Ensure accurate data entry in servicing system (e.g., ICE MSP / LoanServ) and document management (e.g., EDMS/META/OnBase).

• Quality & Governance
  • Meet quality and productivity targets; respond to QC/QA findings with corrective actions.

  • Escalate complex/exception cases and potential non‑compliance to leadership and Compliance/Risk.

  • Collaborate with Loan Counseling, Foreclosure, Bankruptcy, and Claims to ensure aligned borrower outcomes.

  • Partner with Operations, Legal/Compliance, and Investor Relations on policy updates, pilots, and program changes.
