Job Position - Area Technical Manager
Experience - 5 – 7 Years (from HL/LAP)
Qualification - Grad/PG ( Civil Engineer)
Age & Social Profile - 25-35 years, Male/Female
Location – Agra
Role/Responsibilities:
1. Adhere to policy & process & ensure data accuracy & technical guidelines & periodically disseminate to technical vendors & inhouse technical managers
2. Empanel new technical agencies for new or existing branches as required to enhance Shubham’s technical agency network & build adequate backup for business continuity
3. Publish location specific technical guidelines for containing risk or supporting business.
4. Review quality of valuations conducted by agencies & technical managers to ensure there is no property valuation related loss borne by the business in the event of customer default.
5. Regularly update property price pegging MIS using market sources / external data / valuer network to establish benchmarks to check valuations against
6. Assist business with advice on specific technical queries as well as guidelines on specific micro markets / types of property as required
7. Take charge of all invoicing & agreement related matters for Technical vendors across locations managed
8. Assist business with review & approval of builders, projects & ongoing project monitoring.
9. Update business / Risk head on technical activities in the Region & amendments / new policies affecting property assessment / appraisal
10. Monitor real estate market practices & norms & align with Shubham’s procedures
11. Conduct monthly sampling of property appraisals as a process health check & take prompt corrective action as applicable for the locations managed
12. Review & submit project monitoring results, on minimum bi-annual basis, for all projects in the region managed where business has any exposure of active loans.
13. Monitor technical agency performance on quality & TAT & continuously provide feedback or replace / deactivate agencies
14. Provide property price pegging MIS for locations managed bi-annually
15. Conduct annual mark to market valuation on portfolio & appropriately recast portfolio exposure on collateral for the locations managed
16. Compliance with technical process & norms through personal reviews of reports & visits to locations.
17. Visit at least 6 branches each quarter & set up an appropriate travel calendar for team members to ensure adequate coverage across all geographies.
18. Ensure geotagging of property valued. Ensure no critical observations regarding property appraisal in any internal or external audit
19. Create & implement a training roadmap for team
