Job Summary:

The candidate will be part of the portfolio management team that is responsible for driving the

performance of CapitaLand India Trusts (CLINT) real estate portfolio across India. The role also involves working closely with senior team members to prepare business plans and periodic performance reviews.

Pre-Requisites:

• Bachelors or postgraduate degree in Business, Finance, Economics, Real Estate, Engineering, or related field.
• 12 years of experience in real estate, finance or consultancy (internship experience is applicable).
• Strong analytical ability with excellent foundation in Microsoft Excel and PowerPoint; familiarity with financial modeling is a must.
• Good communication, coordination, and presentation skills.
• Detail-oriented, eager to learn, and comfortable working with large datasets.
• Ability to work in a collaborative, fast-paced environment.

Job Responsibilities:

Performance Tracking & Analysis

• Track key portfolio KPIs such as occupancy, leasing, NPI and operating margins.
• Prepare regular performance updates and dashboard for senior management.
• Support variance analysis against business plans.
• Ensure accuracy and timely updating of portfolio data.

Business Planning Support

• Assist in budgeting, forecasting, and business planning activities.
• Support ROI assessments, capex tracking, and basic financial analyses.
• Market Research
• Conduct research on commercial office trends and competitor benchmarking.
• Assist in preparation of papers to support portfolio and leasing strategies.

Stakeholder Coordination

• Coordinate with various city-level teams.
• Assist senior team members in tenant engagement activities.

Governance & Compliance

• Support documentation requirements, audit submissions, and ESG-related data tracking.
• Ensure adherence to reporting standards, internal controls, and portfolio governance processes.
