Project Control Analyst

Role Summary

The Project Controls Analyst supports retail construction capital and expense projects by developing, reviewing, and analyzing cost estimates, budgets, and forecasts. The role ensures financial accuracy, cost transparency, and compliance with approved project scope. This position works closely with internal stakeholders and contractors to support cost control, reporting, and variance analysis throughout the project lifecycle.

Key Responsibilities

• Review and validate contractor and internal cost estimates, budgets, and forecasts.
• Develop and maintain structured cost trackers for budgeted, forecasted, and actual project costs.
• Perform quantity takeoffs and assist in preparing conceptual and detailed cost estimates.
• Analyze drawings, specifications, and contract documents to support estimate development.
• Conduct cost variance analysis and assist in risk identification.
• Support preparation of cost reports, dashboards, and financial summaries.
• Collaborate with internal teams and vendors to ensure data accuracy and standardized reporting.

Assist in improving cost tracking tools using Excel, Smartsheet, and Power BI.

Education & Experience

• Bachelors degree in Civil Engineering (required).
• 36 years of experience in project controls, cost estimating, or construction cost management.
• Experience in retail or commercial construction preferred.
• Proficiency in Excel, Smartsheet, Bluebeam, and Microsoft Office tools.
