The Enhancor team has experience interfacing with some of the largest property managers in the world, providing services to multi-family operators, including those with more than $7 billion in real estate assets.
Summary:
The Financial Controller is responsible for overseeing the financial close, reporting, and accounting operations across a portfolio of US real estate properties. They will lead a team of property accountants, manage multi-entity consolidation in NetSuite, ensure lender and regulatory compliance (including LIHTC/HUD), and drive process improvements across RealPage, Yardi, and reporting workflows.
Duties and responsibilities
Flexibility to work in US shifts is essential.
Financial Reporting & Close
Own the monthly, quarterly, and annual financial close process across the property portfolio
Prepare and review property-level financial statements, variance analyses, and budget-to-actual explanations for F&A leadership and monthly management meetings
Oversee the preparation of detailed audit workpapers in connection with month, quarter, and year-end financial audits and reporting processes
Manage multi-entity consolidation and portfolio rollups in NetSuite, ensuring accurate integration of property-level data from RealPage/Yardi
Ensure appropriate controls and procedures are in place for accurate and timely financial reporting.
Accounting Operations
Oversee month-end close, including reviewing tax-based financial statements
Supervise accounts payable, accounts receivable, and general ledger functions operated within RealPage and Yardi
Review and approve journal entries, account reconciliations, and intercompany transactions
Reconciliation of subsidiary ledgers to general ledger and monthly reports
Manage CAM reconciliations, rent rolls, lease abstracts, and tenant ledger reviews
Utilize existing accounting systems to automate processes and reporting where appropriate
Compliance & Lender Reporting
Conduct lender compliance reporting and loan compliance activities, including preparing financial packages for lenders, TC201, RPIE, and similar filings
Manage annual Building Operating Expense reports; prepare annual operating budgets and revised forecasts
Support LIHTC, HUD, and Section 8 compliance reporting requirements
Coordinate with external auditors during annual audits; prepare audit schedules and respond to queries
Ensure compliance with applicable multi-state reporting and filing obligations
Team Leadership
Manage and mentor a team of property accountants and senior accountants based in Pune
Conduct performance reviews, set KPIs, and develop team capability in property accounting practices
Collaborate cross-functionally with AP, AR, and Yardi Support functions within the Enhancor structure
Partner with U.S.-based portfolio controllers on portfolio-specific priorities and escalations
Systems & Process Improvement
Support and drive efficiencies across RealPage-to-Yardi migration workflows and NetSuite data integration
Partner with the IT team on Power BI reporting initiatives and dashboard development
Support CFO and VP with ad-hoc analysis and special projects as required
Identify and implement process improvements across the close cycle, reporting workflows, and team operations
Qualifications and Skills
CA / CPA or equivalent professional accounting qualification
Minimum of 812 years of progressive accounting experience, with at least 34 years in a senior controller-level role
Strong understanding of U.S. GAAP and the accounting requirements of real estate organizations
Hands-on experience with partnerships and family partnerships accounting
Proficiency in NetSuite, Yardi, RealPage or comparable ERP for multi-entity consolidation and reporting
Strong organization, coordination, planning, and problem-solving skills
Ability to meet strict deadlines consistently
Strong written and verbal communication and interpersonal skills
Preferred Skills
Prior experience in U.S. affordable housing, LIHTC, or HUD-regulated property accounting
Experience working in a KPO, shared services, or outsourced finance environment supporting U.S. clients
Exposure to Power BI or similar reporting/dashboard tools
Familiarity with multi-state SALT obligations and compliance reporting
Good delegation skills
Good management and leadership skills.
Candidate should be organized, able to prioritize and work under pressure and be aware of deadlines.
- Proficiency in Yardi Voyager and Real Page is a plus.
