Role/Specialization: Business Development Lead
Objective: To drive strategic business growth by managing the project from identification of the opportunity up to receipt of Approvals to commence construction. The role will lead the full deal lifecyclefrom market intelligence, feasibility assessment, and financial modelling to negotiation, structuring, closure, documentation and SPOC for all matters until IOD / IOA while strengthening relationships with landowners, intermediaries, government bodies, financial and strategic partners.
Responsibilities:
- Evaluate strategic business opportunities, including land acquisition / JV / JD prospects for mixed use developments; lead / support management in negotiations with landowners / partners and structure partnerships to maximize longterm value.
- Drive and manage the endtoend deal lifecyclefrom evaluating opportunity, adept with of tendering process and documentation, coordination between departments, lawyers / advisors, strategic / technical / financial partners, society / committee / PMC SPOC for all duediligence resulting in transaction closure, regulatory processes, and coordination for evacuation of site, where required.
- Adept at liaising and coordinating with a diverse range of government authorities and associated consultants, including BMC, MHADA, SRA, MMRDA, and other relevant agencies.
- Apply strong commercial and developmental acumen to assess project feasibility, cost structures, and development potential across both luxury and aspirational segments.
- Develop and nurture seniorlevel stakeholder relationshipsincluding landowners, investors, government bodies, and industry influencersto build trust and unlock future valuecreation opportunities.
- Represent the brand effectively while engaging with intermediaries, landowners, brokers, and other highprofile stakeholders, ensuring professionalism and alignment with business objectives.
- Lead strategic problemsolving by translating business needs into actionable solutions and communicating recommendations clearly to crossfunctional and leadership teams.
- Stay ahead of market developments by tracking sector trends, competitive movements, regulatory changes, and emerging opportunities; proactively assess risks, threats, and strategic options.
- Conduct indepth market research and financial evaluations, including detailed cash flows, financial models, scenario analyses, and resource optimization recommendations on a monthly and quarterly basis.
- Leverage strong working knowledge of DP 2034, FSI calculations, and relevant government norms to assess development potential and guide acquisition decisions.
- Identify and facilitate funding and investment opportunities, collaborating with internal leadership and external financial partners to support business growth and deal execution.
Qualifications and skill-sets:
- Graduation in Finance. CA / Masters in Management, preferred, from an exceptional institute, (Tier 1 Institutes will be preferred)
- Proven, robust work experience of 10-15 years with reputed firms, preferably with Real Estate Developer of repute.
- Must be proficient in preparation of Business plan, conducting Feasibility Analysis, Stake holder coordination and in overseeing Contract Documentation
- In depth understanding about RERA compliances and other technicalities
- Tactical and liaising expertise to deal with premium clients, government agencies and institutions
- Relationships with International Property Consultants and Law firms would be an added advantage
- Experience in development planning, strategic investments, and familiarity with the local real estate market is essential.
- Exceptional attention to detail, time management, coordination skills and strong communication skills
- Reliable, focused, confident, articulate and self-directed individual with a high level of initiative and a can do attitude
- Emotional maturity; highly resourceful team-player, with the ability to also be extremely effective independently
- Demonstrated proactive approach to problem-solving with pragmatic decision-making capability
- Ability to work in a fast-paced environment, handle multiple priorities, and maintain discretion.
- Express high degree of professionalism in dealing with diverse groups of people internal & external stakeholders, vendors, service providers, etc.
