About the Role

We are seeking a highly driven and strategic Business Development Manager Retail Expansion to lead the brands growth through identification and acquisition of premium retail spaces. This role involves end-to-end ownershipfrom site scouting and evaluation to lease closure and store launchensuring expansion aligns with business objectives and brand positioning.


Key Responsibilities

1. Site Identification & Market Intelligence

  • Identify and secure high-potential retail locations across malls, high streets, and airports (primary focus on malls and airport retail)
  • Conduct detailed market research including footfall analysis, catchment profiling, and competitor benchmarking
  • Track upcoming retail developments and proactively identify leasing opportunities

2. Location Evaluation & Feasibility

  • Assess location viability based on brand fit, target audience, and commercial potential
  • Develop financial models including ROI, payback period, and sales productivity (per sq. ft.)
  • Prepare detailed feasibility reports and present recommendations to leadership

3. Leasing & Commercial Negotiation

  • Engage with mall developers, landlords, and brokers to source and finalize locations
  • Lead negotiations on commercials including rent, revenue share, CAM, lock-in, and lease tenure
  • Collaborate with legal teams to review and finalize lease agreements

4. Store Rollout & Cross-Functional Coordination

  • Work closely with Design, Projects, and Retail Operations teams to ensure timely store launches
  • Monitor progress from LOI (Letter of Intent) to store opening
  • Ensure seamless handover to operations with complete readiness

5. Stakeholder & Relationship Management

  • Build and maintain strong relationships with leading developers, mall management teams, and real estate partners
  • Act as the key point of contact for all leasing and expansion-related discussions
  • Explore strategic partnerships and collaboration opportunities

6. Reporting & Performance Tracking

  • Maintain a comprehensive pipeline of potential and active sites
  • Share regular MIS reports on expansion progress and deal status
  • Track performance of new stores against projections and benchmarks

Key Requirements

  • Experience: 810 years in retail expansion, leasing, or commercial real estate
  • Established network with leading developers such as Phoenix, Nexus, Inorbit, Pacific, and airport retail operators
  • Industry Preference: Fashion retail
  • Demonstrated experience in scaling multi-city retail presence
  • Strong commercial acumen with expertise in negotiations and financial analysis
  • Deep understanding of mall economics and retail performance metrics
  • Excellent communication, negotiation, and stakeholder management skills
