AppFolio Specialist - CAM Reconciliation

Job Summary:

Own the CAM reconciliation function across commercial real estate portfolios. Calculate accurately, resolve fast, and keep tenants and leadership aligned.

Responsibilities:

• Review and reconcile CAM charges in accordance with commercial lease agreements
• Calculate tenant pro-rata shares based on actual property operating expenses
• Prepare and distribute CAM reconciliation statements to tenants accurately and on time
• Coordinate with property management and accounting teams to resolve billing discrepancies
• Respond to tenant inquiries and disputes regarding CAM charges professionally
• Collect, verify, and allocate vendor invoices and operating expenses per lease terms
• Maintain accurate records of CAM charges, adjustments, and tenant payments
• Support annual budgeting and forecasting of CAM expenses
• Ensure compliance with lease terms and regulatory requirements mandatory
• Manage CAM reconciliations across multiple properties simultaneously mandatory
• Utilize property management software including AppFolio mandatory
• Generate reports for management review and audit purposes

Profile:

• 3+ years of experience in CAM reconciliation, lease administration, or commercial real estate accounting
• Hands-on experience with AppFolio or similar property management software mandatory
• Proven track record managing CAM reconciliations across multiple commercial properties mandatory
• Strong understanding of commercial lease structures including NNN, gross, and modified gross leases mandatory
• Proficiency in Microsoft Excel for data analysis, reconciliation, and reporting
• Familiarity with US real estate accounting standards and lease compliance requirements
• Detail-oriented, organized, and able to manage multiple lease files simultaneously
• Effective communicator with tenants, property managers, and internal teams
• Comfortable working independently in a remote or semi-remote environment
